NOTICE IS HEREBY GIVEN THAT A continuation of a Public Hearing of the Town of Ossining Zoning Board of Appeals will be held on Monday, July 12, 2010 at 8:00 p.m. in the Ossining Operations Center, 101 Route 9A, Ossining, New York, on the application of Eugene Breyfogle, 4 McCarthy Drive, Ossining, New York, who is seeking a special permit for an accessory dwelling unit in his residence, pursuant to the requirements of Chapter 50 of the Code of the Town of Ossining, Accessory Dwelling Units in Single-Family Homes.

NOTICE IS HEREBY GIVEN THAT A Public Hearing of the Town of Ossining Zoning Board of Appeals will be held on Monday, July 12, 2010, at 8:00 p.m. in the Ossining Operations Center, 101 Route 9A, Ossining, New York, on the application of Gregory J. McWilliams, A.I.A., 3 Shady Lane Farm Road, Ossining, New York, for a variance from the terms of the Zoning Code of the Town of Ossining, Section 200-25.1, Paragraph B, Street Frontage.

The applicant is seeking variance of 40’ for a proposed lot which would require a 50’ wide strip of land connecting the main portion of a lot with the street. A two-lot subdivision is proposed, a 10’ wide strip of land is provided. The property in question is located at 74 Hawkes Avenue, Ossining, New York and is identified on the Tax Map of the Town of Ossining as Section 80.08, Block 1, Lot 45 in the R15 Zoning District.

NOTICE IS HEREBY GIVEN THAT A Public Hearing of the Town of Ossining Zoning Board of Appeals will be held on Monday, July 12, 2010, at 8:00 p.m. in the Ossining Operations Center, 101 Route 9A, Ossining, New York, on the application of Zappico Car Wash, 10 Brianna Lane, Yorktown Heights, New York, for a variance from the terms of the Zoning Code of the Town of Ossining, Section 200-23 Bulk Regulations, General Business Zone and 200-21 Bulk Regulations for One-Family Residences.

A three-lot subdivision is proposed, the applicant is requesting a front yard variance of 10’ and a lot depth variance of 27.5’ for a portion of land located in the General Business Zoning District and a lot depth variance of 24’ for a proposed lot located in the R-10 One-Family Residence Zoning District. The property is located at 558 North State Road, Briarcliff Manor, New York, and is identified on the Tax Map of the Town of Ossining as Section 90.15, Block 2, Lot 6, in the GB and R10 Zoning Districts.

The Zoning Board usually meets the first and/or third Monday of the month. However, the Board is convened only if there is an application on file two weeks prior to that date. Meetings are held at the Ossining Operations Center, 101 Route 9A, at 8:00 pm. Check the Town Calendar of Events or call our offices for meeting schedules.

Applications heard include:

  • Interpretation of Zoning Code or Zoning Map 
  • Variance with regard to permitted uses 
  • Variance with regard to area requirements for building lots 
  • Usually upon a rejection by the Building Inspector for a Building Permit, or from the Planning Board for a subdivision or a site plan, that does not meet the zoning requirements.
  • Special Permits as dictated by zoning district 

The Application to the Zoning Board of Appeals may be obtained at the online Applications & Publications page or at the Building Department, Ossining Operations Center, 2nd floor.
